THE PACIFIC LAKES VILLAGE
RETIREMENT / $75m / Tauranga

This brand-new retirement village is a significant build happening within Papamoa, comprising of accessible villas, bowling green, and a spectacular communal building called The Lakehouse.

This huge project will deliver 220 Villas, 30 Townhouses, and several large commercial buildings which we expect to complete by 2025. With many sub-projects and lots of moving parts, our team start on nine new villas each month with anywhere up to 65-builds going at one time. Construction commenced in 2019, and by early 2022 - despite pandemic lockdowns, labour shortages, and material delays - we've completed over 120 Villas, bowling green, a man-made lake, and The Lakehouse; a stunning space for residents to relax, dine, and socialise.

Designed by one of New Zealand's leading architects, we built The Lakehouse to sit partially over a man-made lake, and used reclaimed natural wood products to enhance its earthy tones, going as far as Australia to ensure we kept sustainability a priority.

RANFURLY VILLAGE
LUXURY APARTMENTS
(Stage E1)

RETIREMENT / $21m / Auckland

The Ranfurly E1 building is the second stage in a luxury apartment complex in the Ranfurly Retirement Village in Mount Albert. This stage consists of a 5 storey apartment building with 34 apartments and an indoor pool and spa. The building is linked to a previous stage completed by C3 last year and shares common facilities. C3 have been involved with this project from the start in a buildability review capacity carrying through from the previous stage. E1 is trickier than the earlier stage as it is the last building to be built onsite, with no room left within the village. Access and lifting is a major challenge within the operating village. The project commenced in January 2021 and is due for completion July 2022.

MACLEANS College
SCIENCE AND TECH block
(STAGEs 2 & 3) 

EDUCATION / $16m / Auckland

Stage 2 of the Macleans Science and Technology Project is currently under construction, and involves the demolition of the existing leaking, asbestos clad tech block and science preparation rooms, and the construction of a new 1300m2 science block, creating 9 new science laboratories, 1 new science preparation room, a new workroom and various common and open spaces. The project, which started in the 2020/21 Christmas holidays, will be completed and handed over to the school for use at the end of the 2021 school year. The high level of finish including Duralab wall panelling, raking ceiling grid, exposed cable tray and 6m wide sliding fire door.

PACIFIC LAKES VILLAGE
TOWNHOUSES

RETIREMENT / $6m / TAURANGA

Following on from the success of Pacific Coast Village, our client has engaged C3 again to complete the build on their next coastal retirement village. The first phase of this village comprises 16 two storey townhouse units, designed and built to an extremely high quality standard reflecting the clients no compromise attitude to quality, and their differentiated position in the retirement market.

1028 GREAT NORTH ROAD
NEW BUILD DEVELOPMENT
RESIDENTIAL / $5m / Auckland

This conjoined C3 Construction and D3 Development high-end residential project offers 4 three-bedroom Townhouses and 6 one-bedroom spacious apartments. The new build started in February 2021, with the first stage of the project re-purposing the existing 1920’s villa for its new home in Northland.

We used solid and durable materials for this new-build, to ensure a low-maintenance investment for home owners. We used a block and concrete structure, brick façade, and aluminium joinery, and the interior offers an open-plan modern layout with spacious living areas and large windows to allow natural light.

All Townhouses, and five of six apartments were sold pre-completion. The last apartment, a penthouse, sold soon after the build was completed in May 2022.

80 PARTON ROAD
NEW DEVELOPMENT
COMMERCIAL / $5m / Tauranga

80 Parton Road is another conjoined C3 Construction and D3 Development project, a two-storey 1600m2 Commercial and Retail Building. The ground floor is made up of six retail businesses and a café, and the first floor will be a shared office space. The project is located on a busy arterial road in Papamoa, and before construction could start an existing industrial warehouse had to be dismantled and taken offsite to be rebuilt elsewhere. Construction started in 2020, and was completed in 2021.

THREE KINGS UNITED NEW CLUBROOMS
COMMUNITY / $4m / Auckland

Completed in November 2020, C3 were responsible for the construction of the new clubroom facility for Three Kings United (now known as Auckland United Football Club) at Keith Hay Park. The building, designed by Copeland Associates Architects, is a new 950m2 facility, including open plan clubrooms with bar and kitchen, modern changing facility to cater for 6 premiere teams, referee facilities, public toilet block and elevated viewing platform. This project was a labour of love, with C3 first engaged in early 2017. We are stoked with how it came out and happy to have worked with TKU, CAA and Kwanto to get this fantastic project completed.

BAYWAVE AQUATIC CENTRE UPDATES
COMMUNITY / $1m / Papamoa

The Baywave Aquatic Centre Updates project was completed in September 2019. This project consisted of the construction of new changing rooms and new plantroom for the Baywave Aquatic Centre. As well as the new construction there were remediation works to the majority of the glass facade of the building to fix water ingress issues and then internal fitout works to staff offices. The project was challenging as it was carried out whilst the pool complex and the gymnasium were operational and open to public.

ORMISTON PRIMARY SCHOOL
EDUCATION / $17M/ Auckland

This project involved the construction of 16 new teaching spaces and 2 new learning support facilities across a 2-storey block of circa 2100m2 GFA. In addition to the new block, significant school wide infrastructure was required including a new 58 car carpark zone and significant power and drainage upgrades. Working within and adjacent a live school environment meant constant planning and open communication with the school and other stakeholders was required, and strict H&S measures were implemented.

TAHATAI COAST PRIMARY SCHOOL
EDUCATION / $1.5m / Tauranga

Tahatai Coast is a two stage remediation project on the administration building at Tahatai Coast Primary School in Papamoa. The building had been vacant for two years due to water ingress and hazardous levels of mould. Stage 1 consisted of building encapsulation and a full clean and sterilisation. The building then had to be tested and accredited as being safe by an independent consultant. Stage 2 incorporated the removal of the roofing to repitch the trusses, replacement of building cladding and a internal fitout. The project has its challenges working on an existing building with new discoveries at every step of the way and having to be completed within the live school environment. But it means a huge amount to the school community which makes it rewarding. Project commenced November 2020 and completed in May 2022.

MACLEANS SCIENCE AND TECHNOLOGY BLOCK Stage 1 of 3
EDUCATION / $16m / Auckland

The demolition and re-build of the Macleans Science and Technology Block is a 3 stage project. Stage 1 involved the demolition of the existing asbestos clad, leaking facilities, and construction of the new 800m2 Food and Technology Block. In total, this block consisted of seven new teaching spaces made up of a food tech room, computer teaching space, wood and metal working rooms with welding bays. Once completed, C3 was responsible for the relocation of the existing machinery, fittings, and fixtures, which had to be transferred from the old to the new block during the school holiday period to ensure continuity for Macleans College students. Stage 1 of this project involved significant challenges such as working within a live school environment, removing asbestos and contaminated ground, tight working areas, and detailed delivery management to ensure no downtime or disruptions during schooling, especially during specific periods of time i.e., Cambridge Exams.

FLANSHAW ROAD SCHOOL SNU
EDUCATION / $2m / Auckland

This project involved the build of a Special Needs Unit on the Flanshaw Road School campus. Special consideration had to be given to materiality and quality of finishes due to the unique requirements of some of the students. C3 is proud to have sourced an alternative, value for money, playground solution to ensure the students would have access to tactile play areas to suit their needs. A project that was humbling to be involved with, C3 loves to be part of delivering buildings for kids who need and appreciate them.

HAURAKI PRIMARY SCHOOL STAGE 1
EDUCATION / $6m / Auckland

This project, completed in February 2021, was a 2 stage project, firstly involving an enabling works package, undertaking the demolition of the existing asbestos clad classroom and infrastructure blocks and construction of a new carpark and services compound. Then in stage 2, the construction of a new 2 storey teaching block housing 10 classrooms with associated resource and amenities. C3 was engaged under an ECI contract to assist with the buildability of design, with particular focus on site access constraints and logistics. C3 takes its ECI commitments seriously, a detailed report at Developed Design stage ensured clear strategies were identified and reported to the client as a means to mitigate projects risks early on.

MACLEANS COLLEGE WALKWAYS REBUILD
EDUCATION / $3m / Auckland

This project involves the careful rebuild of nearly a kilometre of covered walkways around Macleans College. To add to the challenge, the existing walkways house the schools main services infrastructure. C3 stepped up to the logistical challenge, managing multiple workfaces, whilst maintain critical access for students and teachers, as well as maintaining live services to the entire school campus.

MACLEANS COLLEGE MANSFIELD HOUSE
EDUCATION / $5m / Auckland

This design and build project involved the rebuild of Mansfield House, circa 1000m2 of Whanau Block unique to Macleans College. The design team, lead by Roy Bloc of Brewer Davidson Architects, thoughtfully designed a building that fit the Macleans College Whanau Block pedagogy, but also was flexible enough to fit the MOE Innovative Learning Environment standards. Tight timeframes drove split consents and fast tracked design and construct methodologies to ensure completion on time.

HINGAIA PENINSULA SCHOOL
(STAGE 2A)

EDUCATION / $6m / Auckland

We delivered over 1000m2 of new innovative learning spaces at this leading edge junior school in Karaka, Auckland. With intricate design including multi pitched roof with LVL roof frame, the use of 3d modelling technology and drone based 3d photogrammetry was instrumental in ensuring a smooth erection process.

NZ BUS NEW LYNN
INDUSTRIAL / $3m / Auckland

This project involves the demolition of the existing Whitecliffs timber yard and the construction of new bus refuelling station, bus wash, significant siteworks and new offsite manufactured modular office buildings.

MOTAT BUILDING 6 REFURBISHMENT
INDUSTRIAL / $2m / Auckland

The Building 6 refurbishment project involved the re-pitching and reroofing of the existing building as well as pouring a new slab internally to a high spec, among other building additions and improvements. Timeframes, driven by the arrival of an international exhibition, were extremely tight. C3 coordinated multiple overlapping workfaces, within a live museum environment to successfully deliver the project on time when others said it was impossible. C3 are proud to have worked collaboratively with the client team toward the successful outcome. A massive effort by everyone involved.

ASMUSS DRURY
INDUSTRIAL / VALUE CONFIDENTIAL / AUCKLAND

This project comprises over 12,000sqm of warehouse space along with 3000sqm of external covered storage and a 400m2 2-storey office. With a 9m portal knee and engineered to take 8 high-capacity gantry cranes, the facility will house a new distribution centre for one of NZs largest steel suppliers.

RANFURLY VILLAGE
(STAGES E1 & E2)

RETIREMENT / $25m / AUCKLAND

The Block E2 project at Ranfurly Village in Mt Eden, Auckland, was completed by C3 in November 2020, ahead of schedule. The building involved construction of a new 6 storey luxury retirement building comprising of 34 apartments, gym, games room, common areas, a podium link to Block F and basement carparking.

C3 was involved in the design process in a ECI role from a very early stage, assisting the client with risk mitigation and value enhancement strategies. The block is one half of the final accommodation building in the extremely successful Ranfurly Village development with C3 currently constructing the next stage of Block E1 in front.

PACIFIC COAST VILLAGE
SERVICED APARTMENTS

RETIREMENT / $14.5m / TAURANGA

This project delivered a luxurious two-storey building, with 36-serviced-apartments as part of the central precinct in the Pacific Coast Village Retirement Village. Keeping consistent with the design of the retirement village's Beach House, this luxurious apartment complex utilised high-end finishes to achieve the clients vision such as exposed timber and stone.

PACIFIC COAST VILLAGE VILLAS
(STAGES 4, 7, & 11)

RETIREMENT / $12m / TAURANGA

The client has nicknamed this project the Swiss Watch, in reference to the ‘beautiful’ coordination of the many moving parts involved. C3 delivered in excess of 30 Villas in a staged delivery programme. All high quality units were completed on time and on budget.

PACIFIC COAST VILLAGE BEACH HOUSE
RETIREMENT / $8.5m / TAURANGA

The Beach House is the centre piece of the Pacific Coast Village. Designed by award winning architects Sumich Chaplin, this building sets a new standard for quality of finishes and workmanship. Being involved early in the process allowed the C3 team to fully understand and appreciate the end goals of the client, and to add our unique expertise to the mission of delivering on those goals.
